    A complete loan package — typically 100–150 pages — printed, collated, and pre-read against the closing package checklist. Ernest walks each signer through every document before the pen goes down.

Valid photo ID

A current, unexpired photo ID — driver license, passport, or state ID — for every signer on the package. Ernest reviews each one against the notary journal before the signing starts.

Lender-required items

Any documents your lender sent in advance, the lender’s signing instructions if you received them, and any POA paperwork already acknowledged for signers who can’t attend in person.

    A line-by-line walk-through of the package — note, mortgage, deed, riders, disclosures. Signers can ask questions at any point; nothing is signed until each signer says they understand it.

    Calm, unhurried signing — typically 45–75 minutes for a full mortgage package, longer for complex HELOCs or multi-borrower files. Seniors and first-time buyers take whatever time they need.

    Witnesses and POA handling

    Ernest coordinates disinterested witnesses when the documents require them and walks POA holders through their role — bring the POA document itself, it must already be acknowledged.

    Return of executed packets

    Once the package is signed, Ernest transports the executed loan documents back to the title company or lender the same evening — overnight drop, courier handoff, or scanned/uploader per the lender instruction.
